Shops at 75th
The project consists of a 980SF turnkey Dutch Bros (Pad A), a 6,960SF grey shell multi-tenant shops building (Pad B / Shops B), approximately 3.56 acres of site improvements and associated offsite improvements. Onsite improvements include, but are not limited to, demolition of existing site improvements including irrigation canals along both Bethany Home and 75th Avenue, rough grading and building pad preparation including over-excavation and compaction of Pads A and B (Pads C and D to be rough graded only), wet utilities including new underground SRP irrigation pipes, storm drain and underground retention, dry wells, dry utilities, concrete curb and hardscape, masonry screen walls and trash enclosures, site lighting and power to the monument sign, asphalt paving, striping and signage, landscape, and irrigation. Offsite improvements include, but are not limited to, a drive entrance and deceleration lane on Bethany Home Road, widening of 75th Avenue including two drive entrances and deceleration lanes, installation of a new underground SRP irrigation pipe, new streetlights, ROW sidewalk, striping and signage.
